Using a Professional Photographer to Sell Your Cityplace Condo

Daily, I look at new listing that come up for sale on the MLS.  Most of the listings have really crappy photos.  If you are considering selling your cityplace condo, you want to ensure that your property is shown off to its maximum potential with the use of professional photographer.  I see all kinds of photos that look like they are taken with a camera phone or a poor quality digital camera.  Lets hold REALTOR’s accountable to the quality of photographs used on MLS listings.  Let’s face it, buyers want to see photos and what will attract a buyer to see your property more than a high quality set of photos.

De-Personalize Your Cityplace Condo Before Listing it for Sale

Are you thinking selling your Cityplace Condo? You wouldn’t believe how often during showings, my clients end up spending more time looking at the owners dvd or music collections.  They also like looking at family photos and diploma’s on the wall.

If you are planning on selling your condo, you should de-personalize it.  Put those photos and dvd’s in the locker, make your home as neutral as possible.  You want potential buyers trying to envision their stuff in your property and not checking our your stuff.

Properly Pricing Your Condo To Sell

I have been reviewing the sales numbers for the Toronto Real Estate Board for the Month of October 2011.  There were an amazing 7642 resale homes and condominiums sold.  There were also 17794 Active listings.  If you do the math, 42.9 percent of the listed properties were sold successfully and 57.1 didn’t.  Our market here in Toronto has been very strong for a quite a while now and with all the media reports about the housing market being soooooo hot, still 57.1 percent failed to sell.  Even in this market, pricing your property properly is very important.

Selling Your Cityplace Condo: Use all 9 MLS Photos

Everyday I take a look at all the new Cityplace Condos for sale on the MLS.  I can’t believe how many of these listings have only 1 photo, most have less than 5.  Are you aware that the Toronto MLS allows for 9 photos to be used to showcase a property for sale?

I totally get that sometimes there is a tenant in a unit and you just cannot have photos from inside the unit. When you are selling a condo, you are selling the unit, but you are also selling the lifestyle. So if you have  a condo and you can’t post photos of inside the unit, buyers want to see the amenities and around the building. I am sure you can easily fill all 9 images.

Remember, you are the owner. This is likely your largest investment. You need to ensure that the REALTOR you choose maximises every aspect of the sale, this includes using all the possible photo spots.
